We have sat at a lot of closing tables. The homes that sell quickly and for the strongest price are rarely the biggest or the fanciest. They are the ones that got a few fundamentals right. Here are the five that matter most around here.

1. Price it to the lake, not to your neighbor

The most common mistake is anchoring to what the house down the street listed for. Listing prices are not value. We price to recent sold comparables and to the things buyers in this market pay up for, starting with water and a usable lot. Price it right in the first two weeks and you create urgency. Overprice it and you train buyers to wait for a cut.

2. Photos that look like the day you fell in love with it

Buyers shop on their phones first. If the photos are dark or shot on a gray day, you lose people before they ever drive out. Bright, wide, real photos, ideally with the water doing what it does best, are worth more than almost any small renovation. We never use stock images and never recycle a stale gallery.

3. Fix the cheap stuff first

A dripping faucet, a sticky door, a worn bit of trim. None of it is expensive, all of it whispers to a buyer that the house was not kept up. Spend a weekend on the small things before you spend a dollar on the big ones.

4. Make the walk-through feel like the lake

Clean, decluttered, and pointed at the view. Pull the heavy furniture off the windows. Let the light and the water sell the room for you. A home that feels open and cared for gives a buyer permission to imagine their own mornings on the deck.
